al3d has been assisting the client for several years in maximising the asset value of a 4.5 ha plot located in Barry Island, south Wales. A strategic plan was put in place to parcel the land into plots for sale to interested parties. The most valuable plot was retained by the client and a planning permission was secured for the residential accommodation and 4200 ft.2 of retail space at ground floor level.
The principle of residential development on the site was highly contentious and resisted by the local planning authority who failed to deal with the application within the stipulated period and sought 40% affordable housing and further S106 contributions.
Consent was granted at an appeal managed by al3d for the scheme with no affordable housign or section 106 contributions.
